• Home values: Zillow Home Value Index (ZHVI) - the typical value of homes in the 35th-65th percentile, smoothed and seasonally adjusted. Data Provided by Zillow Group.
• Rent: Zillow Observed Rent Index (ZORI) - typical market rent. Data Provided by Zillow Group.
• Income needed, days to pending, price cuts: Zillow research data. Data Provided by Zillow Group.
• Mortgage rates: Freddie Mac Primary Mortgage Market Survey (weekly, 30-year fixed).

Calculations

• 12-month change compares the latest month with the same month a year earlier.
• "From the peak" compares today with the highest value since January 2020.
• Monthly cost of owning = principal and interest on 80% of the typical home value at the current 30-year rate, plus about 1.5% of the value a year for property tax and insurance. It's an estimate for comparison, not a quote.
• Metro figures cover the whole metropolitan area, not just the city limits.
